The process
Six phases.
Every project runs through the same sequence. The length of each phase changes; the order does not.
Listening
We start with the place and the people. Site walks, sun and water, budget and appetite for risk — all of it before a line is drawn.
Sketch
Two or three genuinely different ideas, drawn far enough to argue about. This is the cheapest moment to change your mind, so we use it.
Design
One direction, developed. Plans, sections and physical models at the scale that makes decisions rather than pictures.
Documentation
Drawings a builder can price and build from without guessing. We coordinate consultants ourselves rather than forwarding email.
Bidding
We help you read bids for what they actually contain, and we hold scope steady so the numbers stay comparable.
Construction
Weekly on site. Questions answered in days, not weeks. The last ten percent is where buildings are won or lost.
Fees
How we charge.
Most work is a percentage of construction cost, typically between eight and twelve percent depending on complexity and how much of the interior we are drawing. Smaller studies and feasibility work are hourly.
We give you a written scope and fee before any work begins, and we do not bill for the first conversation.
